Yield and cash flow answer different questions.
Gross yield compares annual Kaltmiete (rent excluding service charges) with the purchase price. Net yield accounts for ongoing owner costs and total investment. Cash flow shows what remains each month after those ongoing costs and loan payments.
A worked example
A €250,000 purchase price and €1,000 monthly Kaltmiete produce a gross yield of 4.8%. After €200 in ongoing owner costs and an €850 loan payment, monthly cash flow is −€50. You need to contribute cash each month despite the positive gross yield.
These examples are simplified planning calculations before tax. Your results depend on your inputs.
Frequently asked questions
Do principal repayments affect cash flow?
Yes. The entire scheduled loan payment, including principal, reduces cash flow. Principal repayment also reduces outstanding debt; it is different from interest expense.
Which costs should I include?
Enter the ongoing costs you bear, such as non-recoverable portions of Hausgeld (monthly owners’ association fees). Acquisition costs and initial capital expenditure form part of total investment. Check which assumptions are still missing.
