Provider, service and contract formation

Denis Panic provides Immovaro as an analysis and portfolio application for residential property. The usage contract is formed when you expressly confirm the displayed version after sign-in and Immovaro enables access. Registration with the identity service alone does not replace that agreement. The accepted version is recorded with date, language and content evidence. The linked AVV is incorporated where Immovaro processes third-party personal data on your behalf. Contract documents and withdrawal information are sent to your verified email address.

Service scope and separate agreements

The agreed scope includes the enabled analysis and portfolio functions and usage limits shown in the application. Document uploads are not currently included in the enabled scope. A payment obligation, paid subscription or change to agreed remuneration requires a separate express agreement. Agreeing to these terms alone creates no payment obligation.

Account and permitted use

Use accurate contact details and protect your credentials. Use your own account and do not circumvent access or usage limits. Do not attack the application or store unlawful content. Do not include credentials or third-party data in feedback. Inform the operator about a security incident.

Inputs and third-party rights

You are responsible for lawful and accurate inputs and uploaded files. Check your authority to process tenant and other third-party data. Immovaro requires only the content rights needed for agreed storage, display, backup and processing. No general right to publish or advertise using your content is granted.

Analysis, assumptions and advisory limits

Calculations depend on your inputs and stated model assumptions. Estimates, missing data, future rates, rental changes and property values can materially affect results. Immovaro provides no individual investment, financing, tax or legal advice, automated market valuation or lending commitment. Check important decisions against reliable records and appropriate advice.

Availability and changes

Maintenance, security measures and fixes may temporarily affect availability. A particular availability level is owed only if expressly agreed; mandatory statutory performance and defect rights remain unaffected. Material changes to these terms are presented for express review. Continued use does not replace required agreement. Changes to digital services are governed by the agreed services and applicable law.

Liability

Statutory liability rules apply. These terms do not exclude liability for intent or gross negligence, injury to life, body or health, or other mandatory statutory claims. Advisory limits describe the service scope and are not a blanket exclusion of liability.

Termination and data

The usage contract runs for an indefinite period. You may terminate it at any time with effect for the future through kontakt@immovaro.de and request verified account erasure. The operator may end the relationship with reasonable notice; termination for good cause remains possible subject to applicable law. Before termination initiated by the operator, a reasonable opportunity to obtain lawfully stored data is provided unless security reasons or mandatory law prevent this. Erasure respects statutory evidentiary duties and the rules for restoration from backups.

Consumer rights and applicable law

Consumers are granted a fourteen-day right to withdraw from the Immovaro usage contract from contract formation. The withdrawal information explains the period, declaration and consequences; more extensive statutory rights remain unaffected. Using the application during this period is not treated as a waiver of withdrawal rights. Mandatory consumer protections also apply to private property investors. German law applies subject to mandatory protections of your habitual residence. No exclusive jurisdiction is agreed for consumers.
